I can’t tell you how happy I am for you, @rowlandscastle444!
What I didn’t tell you about our last move was that after continual delays, every day being told it would happen that day, the chain collapsed. The buyer at the bottom of the chain pulled out after keeping everyone waiting for ages. Truly awful feeling.
We were very lucky though. Our estate agents were outside the door within the hour with a new for sale board, and we put our house straight back on the market at a slightly higher price. We had a new buyer within a week, they didn’t have a property to sell, and the owners of our new house were happy to accommodate a short delay ( they were going into a rental house while looking for their next home) We were very fortunate we could afford the risk of a short bridging loan, so it all worked out in the end. However, I don’t think I’ll ever persuade OH to move again, we still bear the mental scars!
lets see how you sleep tonight!
  • Thank you everyone. We started house hunting early 2018. Found a bungalow near one of my sisters, but due to delays by the solicitors, our vendor lost his job offer, so couldn't afford to move.
Our buyer then pulled out, and we were left high and dry. My wife lost heart, and we stayed put.
Fast forward to 2020, when we tried again. A string of disinterested parties (COVID was rife), took their toll. We even got locked out by our estate agent, who got the doormat jammed in the front door, which meant it couldn't be opened.
I had to borrow a ladder from a workman across the road, and effectively break in to my own home at the back.
No apology from the estate agent, and with COVID shutting the country down, we came off the market.
Early 2023 saw us try again. We found a lovely bungalow, but had little interest in our house. The owner of the bungalow said she would sell only when ours was sold.
By the time we had interest, the bungalow owner was ill. Despite promises that she would still sell, her family said she wasn't moving after all.
Meanwhile our buyer has a six month mortgage offer, so time was moving (unlike us).
We found a lovely house, but after having an offer accepted, we were told that probate hadn't yet been applied for. We persisted, but time was marching on.
We pulled out, and found another bungalow. But with two months before our buyer's mortgage offer expired, it was looking dodgy. Our vendor agreed to move out, without finding a place. But wanted three weeks minimum between exchange and completion.
That deadline was today, and it came down to less than two hours to go. My stress levels have rocketed, and with a sudden diagnosis of a long-standing brain infection in October, plus my wife having shingles, it's not been easy going.
I'm off to a London hospital tomorrow, for treatment, so that will reduce the amount of time I can do packing.
I will be so pleased when it all finishes, but I recognise it still won't be a walk in the park. But at least I won't have any stairs to fall down!!

Good luck tomorrow @rowlandscastle444. You have both been through a dreadfully stressful time but believe me, when you walk into your new home for the first time, the weight that you have been carrying, will lift away and, I hope, you will find that it will all have been worth it. Thats how we felt, bone tired of it all but so so very happy to have got into our new home.
  • It takes it out of you moving. We took 18 months to find a bungalow,  only to not get a buyer in time for our own  sale. Lost it , and four others, before this one. They had just lost their buyer and put it back on the market, so wanted a quick exchange. We had to get a loan to complete,  and didn't sell our own for another two months. Our buyer had a problem getting the finances moved on the day, so we thought it would go pear shaped, but with some rangling from our solicitor it still happened, a day late.
Now you need to concentrate on your wife and yourself 's health @rowlandscastle444 so you can enjoy the bungalow when you move. Hope it goes well today.
  • Why is it that so many people have had such difficult problems with their move?- it shouldn't need to be this way.

I think there is probably an outdated system in play.  Our buyer for a previous move (who almost pulled out because of all the hassle) was Australian and she was amazed at the process in this country.
