    I do work with housing associations. You won't find many housing managers who haven't completely lost their faith in humanity because of the constant damage and neglect the tenants cause to the properties, while also demanding their free repairs and moaning constantly about how they should be getting better housing. I've met some lovely people though, especially while doing disability grant work.
    There's a new Lidl that's opened near here recently. It's only been open for a couple of weeks and already the car park is covered in chewing gum, fag ends and litter. At least it matches the rest of the town now.
    If you can keep your head, while those around you are losing theirs, you may not have grasped the seriousness of the situation.
  • Friends of ours got rid of their rental properties,  because of these kinds of problems.  Two properties one house one flat, in prosperous areas in the SE. In the house the husband abandoned the family,  they got no rent for nearly a year while waiting for the council to re- home the mother and children. The flat which was apparently OK Tennant decided to move on had a huge leaving party and trashed the place on their last weekend.  It cost a small fortune to put right.

    I was just chatting with my new friend at the funeral directors and he said :

    " there's a very small coffin coming through shortly if you're ok with it ?" 
    " How small " 
    " she was still born at 26 weeks" 

    More proof , to me, that there is no god.

    We don't often agree @Hostafan1 but I agree with you totally on that.

    My washing machine has broken again :s  This time the drain pump has failed. It's an easy enough fix but getting hold of the right parts hasn't been easy. Fine if you want to wait two weeks but nowhere seems to stock the pump ready for delivery. To me a two week wait suggests they're ordering cheaply from China on demand and charging three times the price to the customer. :|  Some places offer to send you a universal pump but can't guarantee that it will fit. It does look like most machines use the same pumps though so you'd have to have pretty bad luck for it not to fit. Bad luck is sadly my middle name right now. In the end I found somewhere that has the right pump and charges just under £60 to get it to me by the weekend. I'm fairly sure it's the same pump as others are charging £15-£20 for though. 
    The worst part was that the pump broke on a nappy wash and he hasn't been well this week :|  Draining that water by hand wasn't fun. The machine still washes fine too so I ran a few more cycles and hand-drained it all to get it finished. I didn't get to bed until nearly 1am last night...

    I think you might need to bite the bullet and get a new machine. Yours sounds like the old banger that you keep getting parts for because you don't want to feel you've wasted the money spent on all the parts and repairs you got before 
    What make is it in case we might wish to avoid it? 
    When I got a new machine last year, I asked the repair man who condemned the old one what machine he had, and bought  that one.

    I think next time I'll just buy two machines and at least then I'll have a full set of spare parts. There's not much left to replace on this one after. The repair man who fixed this one last time said I should buy the same again if I replaced it. :/

    Well he's making a good living out of your washing machine woes! A source of income will dry up if you get a decent one. However, if you get the same one again, you should have most of the spare parts you'll need for a while😒

    Reminds me of when my two were still in nappies @wild edges, we only had the baby Burco  for boiling the nappies and liners. You scraped off the solids first then boiled the nappies, hoicked them out with the washing tongues into the sink for rinsing then wrung them before hanging out to dry.

    Get a new machine, Wild Edges, if you can afford it. Make sure it has a decent guarantee. Sounds like you may have paid out a big chunk on repairs that could have gone towards a replacement. With little ones to keep clean, anything that will make your 
    life easier and sap less of your energy, will pay dividends.
    Floralies, that made me shudder! I can remember having several nappy soaking buckets on the go! I went back to work part time when Firstborn was 7 weeks old, almost dreaded my days off, dealing with the backlog!
