That's such a lovely event and reminded me of childhood Christmas's when we used to have local carol singers. Doesn't seem to happen any more in this area.
Son has finally exchanged contracts for move to new home, a week after their originally planned moving date. What a relief. No coincidence that I slept right through last night, after weeks of lying awake in the small hours!

That's great news. My niece has had her house sale fall once, with the purchaser demanding a £10k price reduction a couple of days before they were due to exchange contracts. That reduction on an asking price of £130k. My niece told them to Foxtrot Oscar, and had another potential purchaser within the week. The only thing that concerns me is that this new purchaser has offered well above the asking price. Why?
Maybe they were struggling to get what they wanted @KT53 , and were getting pipped at the post by other viewers/buyers? Our system is different here, so there's less nonsense surrounding house sales, especially with the Home Reports. You can't start saying 'oh but this needs done or that needs done so we'll offer ten grand less'. The Home Report value is based on the condition the house is in. End of story. It then comes down to how many offers there are, but you don't tend to get such huge variations in them.

KT53, I suspect the new buyer really wants the house, and is so pleased it came back on the market that they don’t want to risk losing it again. When we moved here, the sale of our other house fell through on the day we were supposed to exchange. We put the house back on the market that day for a slightly higher price, and got an offer in days. We did get a bridging loan so that we wouldn’t lose this house, but that was a nerve racking few months. I do wish we could adopt the Scottish system, Fairygirl, it seems so less stressful.
It can still be stressful @Ergates, but in a different way. We had a buyer for the last house, but she lied about her status and delayed things very badly - for several months. It made my life very difficult, although not as difficult as it would have been if I 'd had to stay there, for reasons I won't bore you with
At least people know the score though, as far as the prices are concerned. We still have the 'offers over' price system in most cases, but the report means you can judge your offer better.

Many years ago, when we were selling the smallholding, buyers pulled out on Christmas Eve 😠 We were due to move the first week of January.
