Looks to be a tree sucker to me too. Any big trees in next door's or even a couple of doors down. The white poplar, next door but one to me, pops up suckers all over my lawn.
Could it be a tree sucker from the elder type, locally its called bourtry bush but have /no idea what the proper name is , however multi stems can grow 7/8 ft in a season. Looks and sounds very similar?

After what's been mentioned about tree suckers it reminded me that there is a tree stump from a tree that was cut down about 6 months ago but never 'finished off'. Could this be sending out tree suckers? I've just been out and drilled the stump and filled the holes with poison to hopefully kill this thing off and see if this is the culprit.

I can't get very close to see flecks as my neighbour is an odd character. I was thinking it more resembled the leaves on a giant knotweed plant. Thanks for the website link, that could be vey helpful.

Leaves on some Poplar suckers such as Balsam Poplars can look quite different from those on the main stem, often a lot bigger.
