Will this plot block my sunlight? (See Picture)

    According to Google Maps (using the post code given in the Taylor Wimpey site) there's what looks like a large warehouse/distribution place (Co-Op, apparently) on the east side and more houses to the west. Can't tell how visually intrusive or how noisy the warehouse might be from an aerial photo. The image shows the site as a field so it was taken before the development started.

    Doncaster, South Yorkshire. Soil type: sandy, well-drained

    Having now looked at the placement of the corner site, every single set of headlights that turns into that development off the road will light your house up like Christmas. It would be like living next to a lighthouse and as they go over that first speed bump they will go bedoop-bedoop up your walls and down again and hit both levels of your two storey house. 🤯

    I think 95 is worth a look. It's a decent size at the front, the back gets a lot of light from the south and much less passing traffic.

    A warehouse would worry me more than speed bumps, due to the potential for endless reversing lorry alarms.  I lived right by a speed bump for yrs and it was no problem, even though fire engines went over it regularly on a short cut back to their station.  The headlights might be an issue though, as @plant pauper points out.

    I'd be concerned about the trains. :D Sorry - we are not being very "glass-half-full". But a lot of the questions can hopefully be answered by multiple visits at various times of day. I loitered on my street for many days before agreeing to buy - but that's just me. Have you checked the flooding history of the area? :D

    Reversing lorry alarms shouldn't be a problem in terms of the plot is very far away from the warehouse (my plot at far right of the development, and the warehouse is left to the development)
    Is there any headlight goes to your home when cars pass thru the speed bump?

    No, as I was sideways onto it, if you see what I mean.  The road was at 90 degrees to my house. Still, it would not be an issue for you in the day and you can get excellent blackout blinds and curtains these days. 

    Reversing lorry alarms carry a looong way, in my experience.

    If I'm awake during the night I can hear lorries reversing from a warehouse site further away than that and trains (particularly their horns) on a goods line on the other side of our village, but neither is enough to wake me if I'm already asleep. I don't notice during the daytime because there's more general noise from traffic, other houses, schools, people coming and going, building sites etc.

    It also depends on what noise irritates or disturbs you. My family home was quite near a not very busy train line and I heard nothing! Lorries beeping would have me homicidal! On holiday I have slept through the noise of fighter jets but not mosquitoes! 😳
