HELP Please with this garden type for the sun

Hi all 
can you help please 
we are we are looking at buying the below house - plot 118 
I have added where north is on the picture 
do you think we will still get the sun with where the garages are positioned? 
I Don’t want to regret it

    I think you should be able to get sunshine somewhere in your back garden. The garages in no.119 next door (presumably single storey) may cast some shade on your downstairs windows at the back but in a summer like the current one, that might be an advantage! Sunshine will also appear early morning from the east and late afternoon from the west. Hope this helps, it looks a good plot to me.

  • Thanks Lizzie, we are moving from an apartment and I am desperate for a nice garden to entertain in so want it to be right 
    is that silly?

    Not at all Laura. It's a very good idea to consider the garden aspect as well as the interior of the house.  One thing I would check out is the garage - it's a bit of a funny shape on the plan - and I would check the measurements of your car to make sure it will fit inside and that the access is easy to drive in and out.

    Forgot to say, if the house is being built, or has been finished, try and visit the site at a couple of different times of day so you get a feel of where the sunshine will be coming from.

    I don't think many people nowadays use their garage for a car!  :D
    Most of them are very narrow.
    I don't think you have a problem at all. You have gardens backing onto your garden, and it's quite open to the east, so you'll get sun through the morning, and most of the day. By the time it gets round to the west, it'll be lower anyway. The garages wouldn't create that much shade at all.
     It depends how much evening entertaining you would do,but I'd reckon you'll have sun most of the time unless someone next/near to you decides to plant a load of trees, build a big extension, or lets a hedge get to massive proportions. The hedge is the only thing you'd have a choice about, but that can happen wherever you live  :)

    It's a place where beautiful isn't enough of a word....

    Very good advice

    I would expect you to get sun at the end of the garden most of the day in summer. In Winter it'll depend how tall the houses are but at a guess the area behind your garage will still be quite sunny. The only downside as far as entertaining is concerned is that the area immediately behind your house will be shaded. That may be OK in these hot summer days when a bit of shade is nice but you'll want to be in the sunshine as we get into September when the evenings can be cool. 

    Is the garden level? If so you can make a lovely seating area at the end with a path through your garden, instead of the more conventional patio by the back door. If it slopes a lot though beware having too many steps when you're carrying trays of food.

    But that's all in theory, just from a plan. Lizzie's advice is very good - go there in the morning, midday and evening and see what it's like, to be sure.

  • My last house was a new build... we had south facing garden that backed onto double width drive and then the next house. So we were lucky.
    The plans can be very deceptive so if you can go see the plot and get the sales team to ask the builders the exact width and depth of garden.
    At what stage is the build? If other houses are up see the plot in the morning and afternoon 👍
    The plan looks like the garden will be average size... that's average size for a new build. So smaller than you actually think. The 119 plot will be close to you so in the afternoon the garden will most likely be in shade from their house also their garage. Take into account the other side with their fence, that will be in shade in morning from the corner of your garage and follow the line to the end of your garden.
    So most likely the middle of your garden will get the most sun. I sound quite pessimistic but they pack them in and I feel you can runaway with the idea but reality is very different especially with how much the houses cost. 
    We sold out house in 2 days our neighbours who had the same house but their garden faced SSW were still on the market when we moved! All because their garden was in shade most the day due to house next door and fences. The garden is very important to people and I can tell with you asking the questions it's important to you too 😊
    Make the sales team work for their money! Also if you find it's ok and they want you to pay for turf... don't do it. It's usually poor quality, pay someone else to dig down get better soil and better turf.

    I think your right 
    I have a feeling it’s going to be shaded 
    I won’t bore you but we originally reserved a plot on a different site but asked to go see it with the site manager so we could see the garden 
    it had garages both sides and it was so so dark and the garden was far smaller than it looked on the plan
    it was like a prison!  
    I was so glad we went to look as would have been heartbroken when we moved in 
    It’s more important to me than the house tbh as we are in a apartment now that is stunning, I just want a garden for the dog and bbqs 
    I think I’m going to go see it Saturday but don’t think we’ll proceed as think it will be darker than I want 
    god bet you think I’m a nightmare
