    Hold on a sec. Your insurance might not cover the structure of the wall (in their opinion) but surely it has third party liability cover which will cover any damage to the neighbour's property? I would have thought it would be in their interest to determine who owns the wall. I'd give them a call in the morning and let them know the neighbour is getting quotes for re-landscaping.
    If you can keep your head, while those around you are losing theirs, you may not have grasped the seriousness of the situation.

    If your deeds don't specifically say it's your wall, then it isn't. You can download the neighbour's deeds from the Land Registry for £3 or so, which might be good ammunition. Insurance cos will always say the wall fell due to ageing rather than a specific event, like a storm or whatever.
    Yes, nice looking bricks, a quid each for those in my area.

    Not necessarily.  If none of the deeds mention responsibility for the boundary it's likely to be considered a shared ownership and liability.  As the OPs deeds do refer to the wall on the other side of the property it's entirely possible that the wall in question is actually the responsibility of the neighbour.  Spending 3 quid for a copy of the deeds is a very good idea in this instance.  I'd love to see the neighbours face if it is shown to be their responsibility after them being snotty.
