    Very sensible - my OH was saying you must be careful - even if no asbestos then a filter mask wouldn't be a bad idea. We're both so curious to know what this is!

    It may be that the suspicion of knowledge that it contains asbestos is the reason it's still where it is ... the previous owner may have not wanted to pay to have it disposed of safely.  However, it's remiss of your surveyor not to have spotted a potential hazard.

    In which case he should've mentioned that he didn't know and advised any prospective purchaser to have it checked out.  :/  It might be something, or evidence of something else, that materially affects the value of the property.

    I think a lot of people ask for a simple (cheap) survey - often not the in depth version. Even that often seems pretty cursory.

    The survey on this house referred to the gas fire .............. it's electric!   :/

    I got a good builder to give the house a thorough inspection before buying it.

    I got the asbestos report back, and it’s not asbestos.

    I’ll cracking open that thing after work tomorrow with a sledgehammer.
