Any suggestions welcome - I have this popping up everywhere, seems to be coming from a neighbour's garden. Fleshy, pretty deep roots (bottom photo)

It's Euphorbia, probably E. griffithii. I have it and like it, but it does spread. Take care when handling as the sap is irritant, so don't get it on your skin!
one of the wandering euphorbias I think. Does it ooze white stuff when you cut it? Whatch that stuff on your skin, it can be quite irritant,
