Mulberry tree maintenance

The (very old 100yr+) mulberry in my garden has juicy green leaves on top, but a streak of leaves on the east facing part of the tree are starting to show show a bit yellower than the rest.

The streak strarts from the lowest leaves, where the twigs coming off the main branch are dying back a bit. It's a patch about 2m wide at the bottom tapering to a point at the top.

Is this normal? Last year I had problems with the berries, which went soft and a bit rotten on the tree before you could pick them. This year some of them are growing really long and thin. Is there something I can do to stop this or is it to be expected?

Thanks!
