Rowan tree grey leaves

I have recently bought a Rowan tree that has developed a grey film on the leaves and some small orange spots (see photo attached). I would greatly appreciate any suggestions/ideas for what you think this might be, and how this can be effectively treated.

the greyness doesn't really show on my screen but it's probably mildew. Often caused by not enough water
