Help! What's wrong with my Catalpa tree??

I've had my Catalpa tree in a large pot since I bought it recently and it's in a sunny position. However, I've noticed that the leaves are starting to go blotchy and are burnt at the edges. I'm giving it plenty of water when it's been dry, but I'm at a loss as to what to do next. Does anyone know if it's lacking nutrients or what else could be wrong? Many thanks

    Ideally I know it should be in the ground but I can't as we're renting image is there anything I can do to improve it's health at the moment?

    Catalpa is a big tree. I have had one in my garden that I bought as a stick 10 years ago. It is somewhat kept in check as I garden in central Scotland ! and it does like warmth! The leaves are not quite as big as dinner plates, maybe large saucers!
