Neighbours trees and border damaging our wall?
Hi.
We live in an end of terrace house with a solid wall. Our home is beginning to show some signs of damp under the stairs. It has become apparent that the neighbour has built a rockery and planted some trees at the foot of their garden. This is against our external wall, was built without our permission and with no damp proof membrane to protect our wall.The owner disputes that this is causing us a problem. Can you please advise our best course of action? Does anyone have any ideas on the legality of all this?

I think you need to talk to a solicitor or Citizens Advice Bureau to ensure you get the correct advice. You may also ask a builder to take a look to check that you are right to blame this rockery although it does seem likely. If you build an extension against another property you need to get a Party Wall Agreement in place first so I doubt what they have done is legal
I'd take photos of the damage and try to take pics of the rockery and make a record of when the rockery was made, you started to notice damp etc. It's bound to get worse over winter and you might need the info as proof.
Could you invite the neighbour to see the damp?
