Monkey Puzzle

Hello,
I am new to the forum and would really value some advice about our monkey puzzle tree. It has over the years had brown branches and we have pruned lower branches due to their overhang in previous years. Last year was the first year we had seed heads.
This year, it is looking particularly sad, with yellowing lower branches and bare parts to some. We can usually see new growth at the top, but I can’t see any this year. It does have some sap weeping from the bark in places and it did have it last year too.
Any help or advice would be gratefully appreciated.
