Arbutus unedo might be dying!
Hello! My 15 year old arbutus unedo has looked a bit ragged these past few years and this year it looks BAD. Can anyone help me understand why it may be dying and what I can do?
Here are some photos:

You can see some of the really bare branches here.
This should be rotated 90 degrees clockwise and shows significant growth at the base. Should I cut this back? Is it taking all the nutrients?
This should also be rotated 90 degrees clockwise. This is the arbutus on the other side of our garage. It’s super healthy!





I live in Northern California where it gets well above 100F, but the other arbutus trees seem ok.
I’d love to save this one. Thank you for any help you can offer.
