Is this Japanese knotweed?

    Definitely not Japanese Knotweed.  You can breathe easier.  

    What it is won't come to my mind at the moment (sorry ... I recognise it but its name just won't come to mind ... I'm in the middle of making a birthday curry for OH) :s . 

    Someone will recognise it in a little while ...

    Looks like a philadelphus to me  - possibly P.Virginal

    Yes, I think Philadelphus too. Definitely, 100% NOT Japanese knotweed

    Yes ... Philadelphus ... white flowers with gorgeous scent ... (curry simmering ... that smells good too 😉)

    Oh thankyou all so much, I was dreading this preventing me sell my house. I had an old garden shed removed and the 'Philadelphus' just came to life.
