Apple trees

We have three apple trees grown from pips about five years old. Unfortunately one of them keeps getting discoloured brown leaves. It is situated by the summerhouse and is shaded part of the time by some fully grown hornbeams. Is this because it is in the wrong place? None of the trees have started to bear fruit. Do you think they ever will? We would like to keep the trees as they came from a friend's garden who sadly died.
