    I think that some surveyors are also not particularly experienced, and can be hedging their bets  [excuse the slight 'pun' !] as @philippasmith2 says.
    The green shoots certainly aren't knotweed, as the others have said, and those woody shoots could easily be ash saplings, which can be a nuisance as @Topbird says, or another tree seedling/whip, but they can be removed, or treated.  :)
    It's a place where beautiful isn't enough of a word....

    Sounds like the surveyor is covering his a***.  Good negotiating point though.  I would agree to that clause if I was selling, on the basis that I know there is none here.
  • Shame you don’t live in Norwich … I’d happily gone round and tell you whether those shoots are ash tree saplings or not. 😉

    I'd meet you there for a coffee @Dovefromabove. I have ash tree saplings all over the garden so I'd be pretty good at confirming yes or no as well. Hazel tree saplings (courtesy of squirrels and their nuts😉) are my second specialised subject.

    I’ve a pretty good idea of what JKW looks like too @Topbird … a friend had it in her henrun and @WonkyWomble can see a large clump of it on the opposite side of the road to her home 😖

    I don't see anything that looks like japanese knotweed in the pics, but I wouldn't be over keen on ash seedlings either (particularly if the parent tree is still around - you'll keep getting more). But if you really like the house, location etc and if you're prepared to take a chance, ask for the 3k to be knocked off the price of the house  :)
