palm tree doesn't look healthy

I have a problem with our palm tree and was wandering if anyone could help. It just doesn't look healthy, the dead leaves/branches just fall off and the tips of the green leaves/branches are often brown. We don't seem to have great soil as other plants don't generally look the best until they have been in the ground a while, some take well others don't my point being the ground seems to be hit and miss but weirdly the same plants can sometimes look great other times not so great but there hanging in there. I use miracle grow on the palm tree and that helped a lot last year because I thought it was going to die it looked that bad but it started doing ok. After the miracle grow it sprouted 2 flowers or what you would call them, this year it has sprouted another flower on the third branch (has three branches) so it cant be dieing I assume. Any ideas on how to get it healthy? Second question the flower that sprouted from the other 2 branches do I need to cut these off as they look brown and dead?

    It's a Cordyline and the lower leaves are simply finishing.  You can pull them off ( gently tugging down and round ) if you want to make it look tidier. The centre growth looks fine from your photos. 
    It looks to be in a rather open position so any really low temps and chilly ( or conversely ) hot dry winds can increase the leaf deterioration.
    If you chop the main trunk down, you will find that the plant will produce suckers and eventually become a thicket as such. They will continue to grow up and you will just have more "cleaning up" to do. 
    It depends whether you want to continue with a tall specimen or a short ( soon to be tall ) fat one.
    You can easily take out the old flowering stems - it won't have any detrimental effect :)
