Dying houseplant

Hi. Asking for a friend who lives in a flat. This plant has been in the flat for about a year but over the last 2 weeks or so has been slowly dying.
Any ideas what could be the cause?

    Pot too small, hungry, thirsty, over-watered, too near a radiator, so low humidity.
    Could be any or all of these, but no way of saying without more information about the care it has had.
    The pot could be full of dry roots, with no room for expansion or water, or it might have soggy, rotten roots from too much water. Either way the leaves don't get what they need.

    Can your friend give me some tips? I've been trying to kill one of these for years so I can finally get rid of it but it seems quite hardy. :#

    Thank you everyone.  Sorted now. Repotted and dead leaves removed. Bottom was soggy and far too near the heat of the radiator. Fingers crossed it survives. 
    @wild edges if not you know what to do.

    This is how mine started to drop hints it needed a new pot a couple of years ago. The roots actually lifted the pot off the ground by about an inch. I just chopped them off and, if I'm honest, I still haven't got around to repotting it :#
