This is your new build lawn... thats the problem!
Shortly after we moved in our new build I removed our lawn, it rolled up like a carpet and the soil underneath was terrible, lots of stones and where the garden walls were a solid layer of mortar.
There are several things you can do but will involve a lot of work best Google that as its a lot to take in.
On the whole it looks better than some who have posted here.
For the moment don't mow with a high setting and at least once a week.
You will have turf with different types of grass some finer than others.

    Do you have a dog?
  • Thank you so much for the response No I don’t have a dog. I have contacted the new home builder today and they said they would send back the landscape company, I just don’t want them to fob me off. I do mow on a high setting as it’s impossible to mow on a low setting due to the uneven surface

    Thats good news.
I asked about the dog as grass gets greener where they go, although you do get a dead bit in the middle!
Dead patches usually means debris or stones underneath.
Before they come it might be worth taking some up where you would make a border and looking at what's underneath.

  • I moved into a new build 4 years ago and had the same problem, lawn was a nightmare. Uneven, terrible drainage, waterlogged. I got the home builder to replace it but laying a lawn is a job to be done as quick as possible and with as little prep as possible for them.

in the end I decided to try and sort myself two years ago. It’s quite a bit of work, but can be done.

I have aerated (made small holes with a garden fork) raked to remove dead grass and top dressed (filled in small hollows with top soil and over seeded) and was happy with the results last year, even with the camera keen pooch you can see!
  • Second picture didn’t upload! Again excuse the dog...
  • Thank you both for the advice x
your dog is the cutest 😍
