Apple tree help

Hello I’m new to this wonderful forum and to gardening! Can anyone help identify the problem with my Apple tree?
We inherited the tree when we moved into our new house and we love it but it seems to be troubled. Our new neighbour says it had lots of apples a couple of years ago.
The blossom turned brown and it has leaf curl with black patches. The apples are falling off the tree already and some have brown spots on them.
We would appreciate any helpful advice and suggestions. Thank you.
