Apple Tree Health

I’m wondering if anyone can give me some advice on an apple tree we have in our garden. We’ve recently moved into the house and have a large and I assume very old tree at the bottom of the garden as shown in the pictures below. There do appear to be some signs that all is not well with the tree and there is some rot towards the bottom. It’s a lovely tree and we would hate to have to get rid of it but it’s right in the area of our daughter’s play area and we wouldn’t want to take the risk of it falling. All the weight seems to be on one side of the tree also. Is anyone has any advice on whether the tree can be saved or if we should just get rid it would be appreciated. Thanks
