Southern Magnolia tree in Dallas TX - Leaf half brown?

I have had the Magnolia tree in my backyard for 5 years it's showing signs of stress I think. The leaves are half brown? I am not sure what it's needing. Please help!

This being a UK based forum may make it difficult, and l'm no magnolia expert, sadly.
