Advice about olive tree

Hi,
My olive tree seems to have a disease. It has dark spots on its leaves which are also getting yellow tips (photo attached). These dark spots are also now on the branches and there is some sticky substance on some of the leaves. What would be the best way to treat this? I have removed the leaves although I am aware it has taken over the whole tree.
Also on a more general note I am wondering whether it is worth keeping the tree as it doesn't seem very happy (had a different pest last year and doesn't look too healthy). It's in a pot on the balcony which is west facing, and quite windy. I'm wondering if it's worth replacing with another plant/tree.
If anyone has any advice, I would really appreciate it!
