    Drainage is so site specific that you can't really rely on what someone else has done to guide you. Ideally you need to get some test holes dug to find out what's happening underground and what that will allow you to do in terms of soakaways.
    If you can keep your head, while those around you are losing theirs, you may not have grasped the seriousness of the situation.

  • Yes, he's good. I'm really grateful just to be able to talk to someone about the problem but we really do need to get someone in and I can't find anyone...

    Hands up - I know bu&&er all about drainage problems and solutions!

    However, if you’re struggling to find somebody to come and look at the problem I wonder if it’s worth looking at your house insurance policy / company.

    If this is an ongoing situation which has the potential to cause a serious problem - they might be able to help find an engineer to do a survey etc 

    They might also hike up your premiums after a phone call so I’d read through the paperwork first and only ring them as a last resort.

    Perhaps a local architect / builder could recommend somebody?

    That's a very good idea @Topbird
    I'd have thought there would be quite a few suitable folk who could deal with it, or recommend someone who could.
    Bearing in mind the high rainfall where you are @jackiect, it can't be a rare occurrence, although I expect yours will be a quite extreme case.

  • No one we've consulted seems able to come up with an idea that won't cost thousands for something they reckon could very well not work.

  • the pond you described being on the neighbours field looks to be spot on your patio - the neighbour has a good slope to never have to worry about it.

    You have added sand bags. I would go the other route and remove soil - or both. If you can create a moat then water will fill that instead of the patio.

    If you did have a pond somehwere that would be able to collect a lot of water also.
