New Build Garden Sun Location

  • The problem with 120 is that you do not know what 121 will plant along the boundary. If they plant a Leylandii hedge it will block a lot of your daylight.

Alan Clark makes a good point about neighbouring gardens. The number of forum queries regarding planting trees or high hedges for privacy in new build homes seems to double every year.

Plot 120 has the potential to be surrounded on all three sides if your new neighbours were the 'privacy' type.

Plot 121 seems to be a fairly open site with only the pond and possibly trees/shrubs on the SW side. I'm wondering if you might have some say over what the developers plan to plant in that area? Depending on the size of the garden you could have a nice bit of evening sun coming through there.

It has what I assume is only a single storey garage on the eastern side which might only block morning sun in a small part of the garden and the site seems wide enough for a morning coffee spot further along.
Any garden buildings or trees neighbours might put in along the boundary with 120 or 117 shouldn't cast much shade as it's the northeastern side.

My choice would be 121 as the sun will fall on the garden from side to side (if you get what I mean).
My garden faces east like 120, has lovely morning sun but by the evening it's mostly shaded by the house apart from a small spot right at the back. A longer garden than mine would get more evening sun of course, but would involve a longer trek to the 'sunny patio' with a long cool glass at the end of the day.🍷😉
  • Help !! Sun on the patio in a new build
I have reserved a plot on 46 -- but I am worried that the wall boundary with the road will block south sun and that both patio areas with be in the shade because of the shape of the building.
I think it will be westerly facing overall - but worry I wont have sun on the actual patio
Can anyone work it out from looking at the plot and the compass.

It's not really clear enough unfortunately.
However, a west facing site will usually have reasonable sun from early afternoon onwards, but it also depends on what other buildings/trees etc are nearby, as well as the actual siting of the patio.  :)

I refer you to my previous post.  :)
Technically, that plot's south west facing, but my earlier post still stands.

Patio is shaded all morning by the house, but gets increasing sun afternoon to evening. At least as long as plot 45 doesn't put up a tall fence or hedging.

In spring and autumn, the sun will rise behind house 33 and 32 or thereabouts, at midday it'll be over house 43 and the patio that sticks out at the far end will probably be in sun then, unless the site is steeply sloping. The patio that's tucked into the crook of the house L shape will be in shade until mid afternoon but will probably stay in sunshine then until sunset, again, unless the site is sloping or that big existing building is 8 storeys high.

    Should be a nice spot

  • Hi

    Would appreciate any advice
I'm looking at purchasing a new build (3 story semi detached) plot 50 or 51. The gardens is are east facing, could anyone provide some advice on which garden would get more sun?

    Thanks for your help
