    Having done similar things in various gardens too @hardingandy1980, I understand only too well the feeling of satisfaction  :)
    I wish you well with the sale of this property, and the purchase of the next one - assuming you're not at that stage yet. 

    Is the bar/hot tub shed just for you, or is anyone else getting a look in?  :D
    It's a place where beautiful isn't enough of a word....

    We love having parties for friends. So the idea of a bar to entertain is a massive appeal to me. But I’m answer to your question mostly me lol 😂

    the house is really struggling to sell. It’s been on the market for over 9 months now. The estate agents are baffled as to why it’s not selling.  Not bragging but it’s listed as high end shown home condition. Their words not mine. I think once the side of the house is finished it may just add that extra appeal.

    I’ve been in your situation soooooo many times 🙄

    I think the political situation has affected the market, and now this is often a slow time of year in the housing market. Starting to buy now means moving in winter ... possibly around Christmas and certainly halfway through the school year, and a lot of folk prefer to start looking in the spring so they can move during the summer ... especially if they have children.  

    But if as you say, your house has had time and love spent on it and feels like a happy home it will sell ... the right folk will come along and appreciate it.

    I'd agree with Dove. It depends on the area you're in as well. Early spring is often the prime time, so perhaps by around February, if you've had no luck, things will pick up then. A few tweaks with that side section might do the trick.
    The other unfortunate thing is, no matter how much it's valued at, it's only worth what people are prepared to pay.  Our system is different up here, as we now have Home Reports, and an easier process to get to the end,  but the stress isn't.
    Often it's a case of lowering the price a few grand, to get the punters in, and then they can fight over it to a closing date.
    It's a place where beautiful isn't enough of a word....

    And never count your chickens ... when we were selling one place we were all ready to move on New Year’s Eve (at the buyers’ request) and they pulled out on 23Dec 😱😭 I was sooooo p’eeeed off .... even more when, in March they changed their minds yet again and bought it (same price) ... as long as we could move out before Easter 🤬

    We had a similar carry on with my uncle's house a few years ago @Dovefromabove. Got messed about constantly.  :/
    I'm reasonably fortunate that I haven't had too many disasters with flittings...touch wood  ;)
    It's a place where beautiful isn't enough of a word....
