Would this hedge put you off a house?

    You have an absolutely beautiful garden. I am sure you will love having your own space.
    The walled garden is nice. I wouldn't like how overlooked it is but it has great potential.
    When I saw our house on Rightmove, I was almost instantly sure that's it. The viewing took five minutes, just to confirm. In fact, all my other viewings were quick too, but I took a lot of photos and analyzed details back at home.
    I would say don't overthink it. I spent ages thinking about one house because of its view. It was an old cottage, dark and small, almost impossible to upgrade or extend, basically, everything was wrong but the view was perfect. I spent ages planning how it could be changed to work for us... But I now know it would never work. If something isn't right, it just isn't.

    What really bugs me about estate agent photos in the last four or so years is the excessive HDR the use on their photos, makes everything so damned garish looking!

    Good luck with the house hunting @CraighB it's scary and exciting...but the only advice I can offer is to be very friendly with a couple of local estate agents and be very clear what your essential want list of features is. Our first flat was the result of a deal that fell through and the agent knew we'd like it and showed it to us before putting back on the market...took us 15mins to put an offer. But it probably was the 20th viewing overall...most of them failing the ceiling height test 😂 despite never having agreed to see a depressing newbuilt.

    I saw about 40 places (over six months) before I bought, and yes, I had the strong feeling when walking into my house and fell in love with the garden. I like to do lots of research, lol. It was the first time I was buying and wanted to explore all the options. You are paying so much, I would insist on staying as long and you want, and asking every possible question that comes up. I've read that most people spend longer buying a pair of shoes than buying a house. Which is entirely nuts.

    Being very overlooked does take some getting used to - being overheard too. My garden has zero audio and visual privacy. The orientation matters greatly too. I would love to have a south-facing, secluded garden, but we can't have everything.

    Don't jump too soon or get too emotional attached. That's what agents bank on.
