I'd agree with all of the above - and as long as it doesn't seem hideous in terms of drainage, you shouldn't need to add anything, although a small layer of a soil and compost mix wouldn't go amiss, and a little drop of bonemeal a week or so before sowing the seed would be beneficial. Raking level etc and getting it to a nice state for seeding is certainly the method, and we're almost at the time of year where seed will germinate readily. You'll find it may need a bit of extra care if there's a lot of tree cover through the summer though. Shade can be problematical if you want decent grass, so be prepared for it to be a bit iffy, even with seed suitable for shade. I'd agree with you KT - they should either remove it, or buyers should detail all the cr*p they find and send a bill for storage...
