@AnniD there use to be a ten year rule that said if you had been using a piece of land for ten + years with no person coming forward and clamming it then it was yours.
I know a few builders that did this and went on to build on the land eventually.

    Apparently it does still exist.

@Hampshire_Hog l did wonder about that. We moved in about a fortnight before them, the fence was already in position as far as l can remember (it will be 30 years in May). If they had put the fence where it was supposed to go, l don't think the side gate would have fitted ! Luckily common sense prevailed. Still if ever there's a dispute in the future l will be in the national papers looking tearful next to a wheelie bin that won't fit through the side gate anymore.......

We took adverse possession of a piece of land in our Village , with the support of the Parish Council for Allotments , it was agricultural land that had been used for 30 years and nobody knew who owned . Unfortunately a Lincoln solicitor got in touch it was owned in trust by somebody in Australia , so we had to move off . That was about 10 years ago and it is still unused , such a waste

Finally found my photo of my lovely magnolia - only trouble is that the flipping goldfinches keep knocking the blossom off!

Finally dig up the yucca! Started last summer but had to abandon as it was too hot and the ground too hard! In autum I hacked at  it as best I could to get water in over winter and exposed as much root as I could! Went at it today and rot had set in which meant it was much easier to get out.. bit smelly though lol! Sowed a broad bean seed as one of my plants looks a bit ropey so can replace if it dies. Put in pea sticks and gave everything a really good soak... then sat up by the pond and pondered trees! 😀

Did a bit of weeding and tidying, but battling a cold so just sat and did a bit of planning this afternoon.  Pleased the Cosmos and Night Scented Stock seed had germinated.  Just waiting for Brachyscome Bravo and Nicotiana now.

Did a bit of weed spraying in car park to remove grass to have bark chipping instead as pain to cut in summer and very uneven ground
Bit of digging of plot where I will be planting out verbena B plantlets - grown from seed lasst year and digging to level middle of plot, some broad beans in flower now from November sown
Could have a frost on Sunday morning so be careful with seedlings - still not sown anything but the 2 x 5 tier gh's are clear and clean and some trays cleaned
Lizzie loverly magnolia really like looking at them in gardens
