Sweating Buddleia excessively wet underneath.

Why is my Buddleia leaves wet and the ground underneath is excessively wet.

    ... or perhaps someone kind has been secretly watering your plants for you?  :o

    My poor buddliea is looking quite sad ... I've given in and have given it a really good soaking. 

    Gardening in Central Norfolk on improved gritty moraine over chalk ... free-draining.

    No. All the other plants do not show any of the symptoms described.

    Sorry unable to get photos right now, will try to get it later. 
     I cannot imagine any one else watering my plants.

    The buddleia is up against a fence and perhaps if my neighbour has watered it why are the leaves in the middle of the plant wet and the ground directly underneath wet. The fence is over six foot..

    I would still check for a water leak.In this dry weather to see excessive water in one place could point to that.

    The area under the bundles is the only place that is wet. There are slates onder the tree as is the border which do not show any signs of a water problem. The leaves in the middle of the plant are wet from something like seven foot and appears to be sap like.
