New summer house and tree roots

Hi folks, preparing the ground for the summer house and found the tree roots (golden ash) are too shallow. I can only find these two roots plus one in a different location. I'm answering my question as I go along.
1. I think the tree will get too big (but told it can be hard pruned and kept in check).
2. I think the roots will need to be cut off and just cross fingers for the life of the tree.
Please let me know what you think, baring in mind that we both love this tree and how the summer house will nestle into it.
Thanks.

big root off a fairly young cherry tree, scraping the trunk quite badly at soil level as well. We thought we'd lose it but had a big stake knocked in to support the tree (it can get quite windy here) put in some JI3 in the hole ad watered it in well. It survived and is growing well.
