Olive tree leaves dry, falling - root rot?

Hi everyone,

I'm new here, and desperate already.

I purchased an olive tree from IKEA back in March. Always a gamble purchasing plants from a flat pack furniture store I guess but I took a calculated risk given the apparent hardiness of olive trees. Back at home it lives on the balcony of our flat. We are top floor and south facing so lots of sunshine all day. It appeared to be loving life and started growing lots of fresh shoots. I didn't water it too much as the weather seemed quite balanced in terms of heavy showers for a couple of days followed by another couple of days of hot sunshine.

1 month in and I transferred it to a slightly larger terracotta pot instead of the plastic one it came in and all still seemed well. However, another month passed and the leaves started to dry out and curl in on themselves and now they've started to fall off (photo attached).

Reading online, the best course of action was to investigate the root system, so I removed it from the pot it was in to have a look. Some of the outermost roots fell off quite easily when brushed, and I discovered a huge stash of fertiliser balls hidden just under the main root system. Is this normal?

I'm desperate to keep this tree alive, any ideas what might be happening?

Under watering / over watering?
