Great. Turns out this tree was likely over harvested for timber use. The fruits are edible, and the tree I know of was teeming with flowers.
Seems this is a rare tree and there is or was a cut off point across the north of England as to where it would be found wild.
I'll be trying to get some fruits/seeds to grow. I'm a big fan of the White Beam, so looking forward to finding a space for one. A dense timber may suggest a slow grower. Searching for photos reveals that this makes a pretty small tree, with a nice selection of white flowers. So if elders and guelder rose's float your boat, then this would suit.
The leaf shape is slightly different, somewhere between a tulip tree and a maple. Looked great in spring.
