  • Thank you all for the comments! Good to know it isn't Knotweed. And I'll ensure the insurance guarantee covers future re-emergence. If not I believe there are indemnity policies available.

  • It was quite a good deal. The developer has provided details of the knotweed management plan and it was excavated in 2015 (at significant cost) and the site is still undergoing monitoring with no re-growth as yet.

    I'm still concerned it might be re-introduced from the waterway which is about 50m away, but it is private land and would therefore be illegal to allow it to spread.

    This would be my concern too. If you go ahead with the purchase, as well as insurance it's worth being vigilant and keeping an eye out for its return (for as long as you live in the property). From what I gather, JKW doesn't need to be a huge problem as long as you deal with it asap. It's when it's ignored that it causes real damage and becomes hard to eradicate.
