Neighbors Fence
Hi I really need some advise. I just completed my garden summer last year and had a fence which wasn't great and my neighbors side was in very poor condition (2 fence panels and 1 post). I advised the neighbor as he rents the property he wasn't concern. As my house is end terrace i built a brick on the side which I'm responsible and advise my neighbor if he was happy to go half to do his side. I advised he didn't want to. So I built a brick wall against the fence.
Problem now is he sold the house few months after completing the garden with the brick wall. Now the new neighbor has knocked the fence down and using my brick wall. What can I do? This was a brick wall which I paid for and he has rendered the wall on his side too.
I advised I like to get a legal document to sign as this asset is mine and he is a builder who has refurbished the property and letting it out and refused to sign any document.
I'm not sure what I can do. Any advise/ help will be much appreciated.

Is double fencing important to you? You wanted a brick one, you built it. Just because your neighbour sees yours, doesn't mean he/she should pay for it.
Living in close proximity to other people without petty arguments requiers adults. Be one.
Why would you need legal documentation? Don't you have a property map and/or the receipt for the bricks?
If he's a builder and has done a good job of rendering the wall he will have made it stronger. However, as a builder who rents properties to tenants he should also be aware of property laws and boundary ownership and maintenance and should at least have asked first.
As long as he hasn't spoiled your side of your wall I don't see the problem really but, as PF says, consult a solicitor or go to the Citizen's Advice Bureau.
First of all you put a wall up against someone’s fence. If they want to replace it them they can’t put new posts in without risking damage to your wall. Why would you even care if your neighbour actually spent the time to make thier side of the wall nicer and stronger? How does what they do effect you in any way? You are the one who changed the boundry before the new neighbour even moved in.
Imagine if your neighbour the other side built a wall without consulting you and then tried to charge you half for it.

I did ask the previous owner that 3 panels were damaged and 1 post damaged where the fence is always falling over. The 3 fences repaired was not a great job as they placed floor boards across the fence which faced me and has nails sticking out everywhere.
I approached the owner and he said he was going to refurbish the house. I also asked as the fence was all over the place if he was interested in a brick wall so its more secure and go half for the cost. This side of the fence is my neighbors responsibility. However nothing was done after about 2 months hence I decided to build a brick wall against his fence as I built a wall on the other side (End of terrace house) as its a a lot more strong and secure.
I have a toddler who likes to play in the garden and fences falling, not secure with nails sticking out isn't really safe.
So the new owner has bought the property and removed his fence and decided to use my wall even thought the previous owner of the property did not want to use it or pay half. So I've approached the new owner of the property that if he wants to use the wall that I will pay for a solicitor and create a legal document that the wall is MY property which I paid for and require my consent for any work and to ensure no damage is done to it. Why should my new neighbor use my wall for free? He saw the property he was purchasing doesn't mean he can knock the fence down and use my brick wall.
This builder knocked the chimney breasts without even getting a 3rd party wall agreement where the chimney breast is between our houses. I was told after from a family member he should have done that at first. But when I approached him about it he said to me well he doesn't have to not sure if that is the case.

I think that checking the legal position with a solicitor sensible thing to do ... this forum is about gardening and we can't give legal advice ... it would be terrible if we suggested something that caused you further problems later on.
Good luck ... I hope you get a resolution that is acceptable both to you and your neighbour, with a little give and take on both sides ... good neighbourly relations are worth their weight in gold Bad ones cause anxiety and stress and spoil the peace and enjoyment of your home.

Ugh. It sounds like a few people want him to remove the rendering, potentially damage the wall by putting new fence posts in and then shorten the life of both the fencing and this new wall by putting panels right next to brick. Why? “BUT MYYYY LEGAL RIGHTS!!!“ or because someone wants to claw a couple of hundred pounds out of a new neighbour or force them to spend more out of spite because they won’t pay up.
I think we all need to be a bit careful here, judging by the arguments posters are managing to have on this topic, I think you can get some idea how bad the situation could get in real life.
Take legal advice.

I'm assuming Fire Lily is not a native English speaker and so make allowances for her often brusque, aggressive tones but she ought to realise and appreciate that British law is different from Swedish when it comes to property and many other things and that different does not always mean stupid.
