Quince fruit tree problem?

I am new here and trying to find why my Quince fruit tree leafs are covered brown spots and whole tree looks unhealthy. We had lots of fruit last year as well but only couple of fruit on it this year. I had a peach tree planted next to it last year which died showing same symptoms and I pulled it out this year when I noticed quince tree starting to show same symptoms. I love this tree and looking an answer how to save it please. Thanks.

Try reducing the size of the picture to get it to load up.
Having said that it does sound like one of the Blackspot infections. Almost every plant has its own form of this. Some Quince (Cydonia cultivars) are more prone to it than others.
Not a lot one can do. Ours loses its leaves (collected up and burnt) in July most years and then grows a new set before normal leaf loss in autumn.
Poor fruiting this year for us was down to poor weather at flowering time, rather than the leaf spot.
If you could find a systemic fungicide, you could try that.

Fruits were a lot bigger last year too when tree was healthy. Fruits are a lot smaller this year and looks distorted.
